Maintenance contracts

Maintenance contracts for doors, shutters & gates in Riyadh

One fixed yearly cost, fewer breakdowns and a written record for every door. Our maintenance contracts cover villas, commercial buildings, compounds and multi-site businesses across Riyadh.

Technician replacing a garage door roller and bottom track

Most door breakdowns don't happen suddenly. A roller wears, a track fills with sand, a sensor drifts, a spring loses tension — and one day the door stops. In Riyadh, where dust and summer heat speed all of this up, a planned maintenance visit is the cheapest way to keep doors working and safe. Our contracts turn that into a simple yearly arrangement.

What every maintenance visit includes

  • Cleaning of tracks, guide rails, floor guides, sensor lenses and photocells.
  • Lubrication of rollers, hinges, bearings, springs, chains and racks with products suited to dusty, hot conditions.
  • Inspection of springs, cables, rollers, panels, slats, seals, brackets and fixings.
  • Opener and motor checks — limit and force settings, gear wear, back-up batteries and control boards.
  • Safety tests — auto-reverse on obstruction, photocells, safety edges, presence sensors and manual release.
  • A written report for each door, with photos where useful and prices for any recommended repairs.

Contract options

The three plans below are a starting point; most commercial contracts are tailored to the number and type of doors and how hard they're used.

How often should doors be serviced?

As a guide for Riyadh conditions:

Door type Typical use Suggested visits per year
Villa garage door or gate Daily family use 2
Shop shutter Opened and closed daily 3–4
Automatic entrance (shop, clinic, office) Moderate traffic 2–4
Automatic entrance (mall, hospital, supermarket) Heavy traffic 4–6
Warehouse sectional or high-speed door Forklift traffic 4
Compound gate or barrier Constant use 4

Our guide to how often commercial doors should be serviced explains how we decide.

Why businesses choose a contract

  • Fewer emergencies. Faults are caught while they're still cheap to fix.
  • Predictable budget. One yearly fee instead of irregular repair bills.
  • Priority response. Contract customers go to the front of the queue.
  • Records for audits. Dated reports for landlords, insurers and facility managers.
  • Longer equipment life. Motors, springs and boards last longer when doors are clean, balanced and correctly adjusted.

Getting started

We begin with a survey visit: we record every door, its condition and any urgent safety issues, and then send you a written proposal. Tell us how many doors you have and where they are using the form below, or call or WhatsApp us. We cover every district of Riyadh and its industrial cities — see our service areas.

Maintenance contracts

Fewer breakdowns. One fixed yearly cost.

Riyadh’s dust and heat wear out rollers, tracks and motors faster. Regular servicing extends their life and keeps automatic doors safe.

FAQ

Common questions

What happens if a door breaks down between visits?

Contract customers get priority on our emergency line and discounted call-out rates. Parts are quoted separately unless your contract includes them.

Can one contract cover different types of doors?

Yes. A single contract can include garage doors, automatic entrances, shutters, gates and barriers across one or more sites. We build an asset list so every door has its own service history.

Do you provide service reports?

Yes. After each visit you receive a written report for every door showing what was checked, what was adjusted, any parts that are wearing, and recommended repairs with prices.

Can we take over a contract from another company?

Yes. We start with a survey visit to record the condition of every door and flag anything urgent, then schedule regular visits from there.
